Many of us that have been to Costa Rica have witnessed the sky rocketing land prices. The once pristine coast of the Pacific is becoming with condos and villas. You can still buy land at decent prices in Costa Rica but buyer beware! Just having a good lawyer and finding a piece that may be ideal for your needs will not insure that you will not be taken to the cleaners. If you are considering buying in Costa Rica get to know the area well before putting in any offers. Talk to the people who have been residing there for years.

Even though Costa Rican development can seem to move slower than some parts of the world, You can buy a piece one day and a few days later they are building a condo next door. Try to figure out if the Costa Rican government is planing to buy the land any where near where you are planing to buy. They often buy land and make it into sub-divisions for the not so fortunate. This can put a damper on your lifestyle and your investment. Use common sense, if the price is to low for the area something might be not so good about the piece.

Do your homework, Costa Rican contracts are always in Spanish. Learn to speak and read some Spanish. It will pay off in the end. Remember that in Costa Rica Realestate Agents do not have to be licensed, so the industry isnt regulated like it is else where in the world.
